Lease Renewal Fee ($275)

We’re dedicated to ensuring your tenants feel right at home! To make the renewal process a breeze, we send friendly reminders 60 days and 30 days before their lease is up. If they’re eager to stay, we offer a thorough home inspection and a fresh rental analysis. This way, homeowners can confidently decide on the best rental rate. Our lease renewal fee is just $275, ensuring a seamless and informed transition for everyone involved!

Our leasing agents are leasing experts, dedicated solely to the rental process, and they work fast! Unlike a separate sales division, our agents focus solely on renting. Each agent is licensed and compensated only when they secure a qualified tenant. They’re highly attuned to the market, and on average, they find tenants for rent-ready properties within an impressive 7 to 21 days. We’re so confident in their efficiency that we offer homeowners a free month of management fees if a binder isn’t secured within 21 days (post “rent-ready” status and market-aligned pricing). That’s our commitment to swift and effective leasing!

Thorough Tenant Screening

At HoneyComb Realty, we prioritize placing the right tenant upfront. Once a potential tenant shows interest, they fill out our detailed application. Utilizing a third-party agency, we conduct a thorough report, covering national predator and background checks, credit scores, employment verification, and rental history. While this process usually identifies excellent tenants, we acknowledge the inability to predict all circumstances. In case of any concerns or lower scores, we consult with you before proceeding, ensuring your input in deciding whether to move forward or consider alternatives. Your home, your call – we’re here to make the process as smooth as possible!

Your Very Own Property Manager Assigned To You

We’ve received numerous compliments from homeowners who switched to our services due to a common frustration—difficulty reaching their property manager or not even knowing who that person is. With us, on the day your tenant moves in, you’re assigned a dedicated property manager. Fast and Precise Accounting of Funds

Our landlords love the seamless financial process with us. When tenants pay rent on time, you can expect funds directly deposited into your account on, or before, the 11th of every month (excluding banking holidays or weekends). Monthly financial statements are promptly emailed to you. We provide online portals for tenants to set up auto deductions, ensuring timely payments. For your convenience, owner portals are available, allowing you to view income and expense statements whenever you like. At the year-end, we ensure you receive the necessary 1099 form for tax purposes. It’s hassle-free financial management, designed with you in mind.

24/7 Knowledgeable Maintenance

Our maintenance service handles routine and emergency coordination. It is why we hire knowledgeable staff to help trouble shoot regular maintenance items vs what is an emergency. Our dedicated department oversees work orders, scrutinizing invoices and billing accordingly based on the issue’s origin (e.g., tenant-caused clogs billed to tenants, internal leaks billed to homeowners). We exclusively hire knowledgeable maintenance staff for efficient property care.

Pet Screening

Pets are family too, and we understand that. However, each pet must be vetted. Clients provide proof of medical vaccination, proper identification photos, and we seek a pet reference from their previous landlord before moving forward with the application. A pet fee is always required to ensure a responsible and pet-friendly environment, and please note that aggressive breeds are not allowed.

Turn Management

We guarantee a prompt and professional turnaround for vacant properties, bringing them back to rent-ready condition. This involves a comprehensive vacancy inspection report and overseeing the maintenance personnel responsible for the turnover. Trust us for an efficient and thorough process.

Preventative Maintenance Solutions

Similar to an official home inspection, it covers issues like leaf-filled gutters, soft and rotten exterior boards, porch railing deterioration, peeling paint, overgrown shrubbery, cracked walkways, and more. The cost is $199 for a single-story house (900-2500 sq ft) and $299 for a two-story house (up to 4000 sq ft). You’ll also receive a detailed breakdown of Wood-Destroying Organism (WDO) issues requiring attention, along with suggested repairs. It’s a comprehensive service to keep your investment in top shape.

Real Estate Selling Services

Our selling agents stand out because they have their finger on the pulse of the Jacksonville market. With extensive experience, they bring an exceptional level of insight and expertise to the table. Ready for a personalized consultation at your home or investment property, they’ll not only address your questions but also provide unique, market-savvy solutions. Collection Services

Occasionally a tenant will leave a balance due to the homeowner on the books. Instead of sending it to an outside collection agency, we brought this service inside. We already have collection reports, the personal tenant information, etc. and our managers are good at collection as many already have a relationship with the tenant who left a balance. The fee is only 30% for the first 90 days of collection efforts.

Rent Ready Services

Rent Ready Services cater to two scenarios. If you’re a homeowner looking to rent your property but it needs preparation, we’ve got you covered. Our services encompass everything from paint, carpet, and drywall repair to blinds and more. Alternatively, if you need assistance coordinating the management of your rental rehab, we’re here for that too. Whatever your rental needs, we’ve got the expertise to make it happen.

Additional Property Inspections

We recognize that one free inspection is provided. For landlords more interested in interior care, additional inspections can be requested at an a la carte fee. These inspections include brief reports and photos sent directly to you. We handle all legal postings and consult with your property manager beforehand to address your main concerns during the inspection. It’s a tailored approach to ensure your property is well-maintained according to your preferences. The cost for each additional a la carte inspection is $185
