Rental Qualifications

Statement of Rental Criteria: HoneyComb Realty believes in making renting as inclusive and enjoyable as possible. We fully support the Fair Housing Act, ensuring no discrimination based on race, religion, color, sex, national origin, handicap, or familial status. Here’s what we look for in prospective residents:

Number of Occupants: We encourage all occupants of any apartment to be named on the lease. Each applicant over 18 must submit an application and meet our criteria. Generally, we allow up to 2 individuals per bedroom.

Credit: We understand that credit history can vary. Negative public records or multiple unresolved collections within 24 months may impact your application. Our aim is a minimum credit score of 620. However, if you lack credit history, we offer alternatives like a higher security deposit or a qualified lease guarantor.

Income: We require a total monthly household income three times the monthly rent. Applicants must provide written proof of income, typically from employers or other sources.

Rental History: A positive rental history is important to us. Negative rental history, such as breaches of lease agreements or late payments in the past 12 months, may affect your application. We may request a higher security deposit or a qualified lease guarantor in such cases.

Criminal Background Check: We conduct criminal background checks and may decline applications based on convictions for violent felonies within the last 5 years. We also consider active warrants and sexual offender/predator registry requirements.

HoneyComb Realty takes a thorough and fair approach to every application. We consider the type and severity of any criminal convictions, as well as the time elapsed since the conviction occurred.

Miscellaneous:

  • Payment must be made before initiating the credit/background check.
  • Our application fee is $89 per applicant. If a lease guarantor is required, there is an additional $89 application fee.
  • Each adult (18 years or older) must complete a separate application. Incomplete applications will be returned.
  • We require two forms of ID: a photo ID (such as a driver’s license) and a second piece of identification.
  • A binder deposit is necessary upon application submission, typically equal to the first month’s rent. If you withdraw your application within 24 hours, your binder deposit will be refunded less the application/screening fees. After 24 hours, the entire binder deposit will be forfeited.
  • The full security deposit, varying by residence, is also due upon application submission.
  • Pets must receive approval from management.
  • We accept the first qualified applicant based on the order of application submission. Second applicants will not be screened until a decision has been made on the first applicant.
  • Depending on the property, Section 8 housing vouchers may be accepted.
