Springfield Duplex
This historic Springfield duplex had great bones, but a previous fix-and-flip left a lot to be desired. It just needed a little love—and a whole lot of attention to detail! After a top-to-bottom audit of what was left undone, we tackled the repairs, freshened up the space, and brought it back to life. Now, the owner is enjoying higher rents and long-term stability, while the tenant is so happy they’ve already signed on for two more years. A true win-win!
What exactly did you do to transform this unit into such a warm and welcoming space?
HoneyComb: We gave it the care and attention it truly deserved! First, we freshened up the entire unit with a new coat of paint, instantly making it feel brighter and more inviting. We added a proper stove exhaust for better ventilation and repaired damaged siding to restore the exterior’s charm. Inside, we sealed and caulked all wet areas to prevent future moisture issues, repaired sections of the original wood flooring to maintain its historic character, and installed proper thresholds for a more polished look. We also tackled some lingering issues—stopping leaks, fixing shoddy plumbing, and replacing worn-out shower tile for a clean, refreshed bathroom. To elevate the space even further, we retiled around the fireplace, swapped out outdated hardware, and gave the front entrance a much-needed facelift. The result? A beautifully restored home that’s both functional and full of character!
